Finding tenants and bond guarantees

Linking you with local people who need homes (as well as generating some income into the bargain), our schemes help you to help others in housing need and reward you for doing so.

CRIAS urgently require bedsits / shared accommodation

The Croydon Rent In Advance Scheme (CRIAS) requires additional spaces. Accommodation must be a registered HMO or, if not currently being used as shared accommodation, it must have a planning class 4 licence, a wired smoke alarm system and 30 minute fire doors.

If your property meets these requirements we can offer the following:

  • Genuinely free tenant finding service

  • Local Housing Allowance paid direct to landlord

  • Support with Housing Benefit income

  • Mediation and sign posting offered between landlord and tenant where appropriate

  • Additional cash incentives available depending on circumstances

How do the Rent in Advance and Bond Guarantee work?

We pay the Rent in Advance for the tenant and a Bond Guarantee. This is equivalent to a deposit and is a secure system that protects you and the tenant. When the tenant’s regular rent payments begin, you return the Rent in Advance payment to us and keep the Bond Guarantee. We pay out promptly on the Bond Guarantee if your property is damaged beyond reasonable wear and tear by the tenant, meaning you will be able to make repairs and/or redecorate quickly if needed.

CRIAS’ landlord expectations

You provide tenants with housing ‘fit for purpose’ i.e. clean and furnished with safe working appliances. We vet all landlords to ensure properties are safely maintained in line with the Housing Act 2004. We check with Tenancy Relations and Environmental Health that there are no outstanding orders against the property. 

We expect you to exhibit fair dealing with your tenants.We expect you to charge fair rent that is in line with the local housing allowance for your borough, and are willing to accept housing benefit or rent payment from your tenants.

What if the relationship goes wrong?

We will mediate between tenants and landlords to resolve difficulties wherever possible, however the contract is a private agreement between you and the tenant and it is expected that the tenant and landlord make every effort to maintain the relationship. It is very important for us to maintain good relationships with landlords. We will pay out promptly on the Bond Guarantee if your property is damaged beyond reasonable wear and tear by the tenant or if there has been an incident of theft.

What does the future look like for CRIAS?

CRIAS currently works in the Croydon area as a service of CAYSH and has secured 3 years funding to provide our services. CAYSH are seeking to expand all of their services to cover South London.

 

How to access CRIAS

  • Contact us to let us know you want to join our landlord list
  • We will view your property and confirm it meets our criteria
  • We match the property to an appropriate tenant
  • The contract is drawn up
  • We give the Rent in Advance and the Bond Guarantee to you
  • The tenant moves in
  • Housing benefit application is submitted
  • Housing benefit paid to you and you return the Rent in Advance to CRIAS
