Looking for landlords with larger properties to provide accommodation for young people under 25 years

 
CRIAS can only work with single people. However, because of Housing Benefit restrictions, single people under 25 years will only receive the Local Housing Allowance (LHA) for a single room.

CRIAS makes use of three bedroom properties by having three separate tenancy agreements and three single people will live in the property.The landlord will also charge a service charge to cover utilities and council tax. The service charge is not eligible for Housing Benefit and the tenants must pay this themselves direct to the landlord.

Whilst the property does not need to be HMO registered, it does need to in a good condition and be at least partly furnished (for example, a cooker and a fridge).The three bedrooms must have locks on the door and must be of a reasonable size; one of the bedrooms must not be a small box room.

Council Tax

The landlord is liable for the council tax even if all three tenants are on Benefits. 

What CRIAS will do:
  • Arrange viewings of your property from our waiting list
  • Identify 3 suitable tenants for your property
  • Liaise with the landlord to sign up tenants
  • Complete all Housing Benefit (HB)  Paperwork and insure HB is paid direct to landlord
  • Deal with any HB issues throughout the length of the tenancy
  • Find other tenants when vacancies occur
  • Mediate between landlord and tenant if appropriate
